What This Costs Your Family

This Is Not Abstract. This Is Your Home.

Peer-reviewed analysis from The Appraisal Journal and Land Economics shows exactly what an approved commercial kennel does to adjacent home values. The numbers below are not estimates for someone else's neighborhood — they are the projected loss on your home on Pamela Court or White Oak Estates.

5-year projection chart: a directly-adjacent Zone 1 home loses $435K compared to normal Long Grove appreciation of +3.5%/year, dropping from $1.525M to $1.376M while comparable homes rise to $1.811M
Over 5 years, a directly-adjacent home loses $435K against normal Long Grove appreciation — permanently.

Every Home Affected

How Much You Lose Depends on How Close You Are.

Bar chart of 5-year per-household property value loss by distance: Zone 1 (0-300 ft) -$433,779 at -15%, Zone 2 (300-800 ft) -$277,755 at -9%, Zone 3 (800-1500 ft) -$139,698 at -5%
Zone 1 — homes directly on the fence line — bear the heaviest hit. Zone 2 and 3 homes also lose, permanently, every time the permit stands.

Community Aggregate Loss

What We Lose, Together.

Aggregate community loss: $12.5 million+ permanent loss across 59 households over 5 years — Zone 1 (6 homes) -$2.60M, Zone 2 (18 homes) -$5.00M, Zone 3 (35 homes) -$4.89M
Your household contribution
$2,500
Your potential loss
$62,500 – $175,000

This is the most asymmetric financial decision you will make this year.
